I’m Luba Beley, a Toronto real estate broker focused on the West End and Etobicoke. Since 2008, I’ve been helping buyers and sellers make smart, well-timed decisions in a market that isn’t always straightforward or calm.

Outside of contracts and closings, I’m the person walking through High Park, visiting my daughter in France and my parents in Ukraine, quietly noticing how people actually live around the world and move through their spaces.

I’ve worked on century homes alongside architects, learning how to preserve original character while increasing function and adding value. I was fortunate to start my real estate career with Tridel, a leader in the condominium industry, and later sat on a condo board as treasurer. Those experiences left me with an inside understanding of homeownership—from detached homes to condos. I care about how a home feels, how it works day to day for you, and whether it truly fits the next version of you.

That’s the lens I bring to every search and every sale.


How I work

I assume your time, money, and nervous system are important. My job is to protect all three.

I work primarily across Toronto’s West End and Etobicoke, including High Park, Bloor West Village, Swansea, Baby Point, Old Mill, Sunnylea, The Kingsway, The Junction, Roncesvalles, King West / Downtown West, Mimico and surrounding Etobicoke neighbourhoods. When it truly serves someone’s plan, I also represent clients across the GTA.


Why I created the Clarity Call

I used to assume integrity was the baseline in this industry—until I became the out-of-province client selling my own property. From a distance I watched details drift, information get mishandled, and momentum stall in ways I would never accept for my own clients.

It stopped feeling like representation and started feeling like I was supervising a job I had already hired a professional to manage.

I quickly course-corrected and minimized my losses because I know the business. But if I felt exposed and underserved, I can only imagine what it’s like for someone who doesn’t live in this world every day.

That’s why I created the Clarity Call: a neutral, serious, pre-commitment conversation where you understand your options, rights, and responsibilities before you sign anything with anyone.
