Strategy – We look at your budget, financing, and timing, then decide what actually makes sense: move now, wait and prepare, or adjust your criteria. You’ll see how current market conditions affect what you can expect to find—and how to position yourself.

Preparation – Before you fall in love with a property, we set up the basics: solid pre-approval, realistic price ranges, preferred areas and property types, and clear non-negotiables. If needed, I can connect you with trusted mortgage brokers so you know exactly where you stand.

Search & Evaluation – We focus your search on homes and condos that truly fit your numbers and your life. I help you read between the lines on listings, paperwork, inspections, and condo documents—so you’re not guessing based on photos and headlines.

Offer & Negotiation – This is where leverage matters. I advise you on offer strategy, conditions, and timing; manage communication with the listing agent; and help you stay grounded in fast or competitive situations. You get honest advice, clear language, and a calm advocate at the table.

After our first conversation, I’ll send you a short, personalized plan for your search—what I recommend, how we’ll structure your criteria, and how I’ll protect your position through the process. If you don’t already have your own team, I can also introduce you to mortgage brokers, inspectors, and real estate lawyers I trust.

Step 1 – Clarity Call We talk about your situation, goals, budget, and timing, and decide whether buying now—or preparing to buy—is actually the right move.

Step 2 – Budget, Financing & Criteria We translate your real numbers into a clear price range, confirm your financing plan, and tighten your search criteria: property type, neighbourhoods, and must-haves vs nice-to-haves.

Step 3 – Search & Tours We review listings that truly fit, then tour the best options. I help you see both the potential and the limitations of each property so you can compare clearly.

Step 4 – Offers & Negotiation When you’re ready to move on a property, we decide on strategy together: price, conditions, timing, and how to respond if there are multiple offers or pushback from the seller.

Step 5 – Firming Up, Closing & Move-In Once an offer is accepted, I stay with you through conditions, inspections, status review (for condos), lawyer communication, closing details, and key handoff—so you’re not left guessing between “accepted offer” and “keys in hand.”
