My husband and I originally met Luba Beley at an open house in the Long Branch area of Toronto. We had been encouraged by friends that lived next door to the property to look at this home. We were impressed with Luba's personality, confidence, and sense of humour. It was obvious to us that Luba took her role very seriously.

We did not purchase this house where we met Luba, but we kept in touch with her and when we had a condo to sell, we contacted Luba and gave her the listing. Though I had a shortlist of 3 from the 15, she realised I was not really sold on the three I selected and promptly started sending ones aligned with those 3, but taking my comments regarding the downsides of those properties into consideration.

By Wed (27) she had lined up another 4 new properties to view this time a lot closer to what I imagined and I saw the one that I would connect with.

We worked hard on the offer late into the night, but sadly with tenant complications we decided to walk away as we both assessed the effort was not worth the complications.

She then lined up a few more and offered to view them for me as she was not convinced they were what I wanted but as they were not yet listed she had very little information to share.  I had every confidence she would be able to do this given everything she had done thus far.

Luba promptly told me they did not fit and started working with the original builder to find properties similar to what I liked that they might be releasing for sale but not yet listed on MLS.  This was way beyond what I had grown to expect from other agents.

We viewed some more on Sunday (31) and while similar they were not quite the ones.

She pretty much knew I was hooked on the one property we had offered on, so she went after similar floor plans and exposure in the building, including recently leased units and found one that was leased 6 months prior.  She called the agent who listed this property to find that the owner was actually interested in selling!

We viewed this property on Tuesday (2), and it was an identical floor plan just a level below.  We went into negotiation that same night, thanks to the determination of Luba to make it happen.  Luba noted I did not like the paper process of offer and counter-offer so she managed to convince the owner (who lived over an hour away) and the agent to meet with us in person, where we had a 2 hour negotiation.

She fully supported my budgetery constraints and in the end we got a really good deal, as agreed.
