Why This Call Exists
I used to think integrity was a baseline—that everyone in this business operated from it.
That belief cracked the day I became the client. I was selling my own property in another province, managing everything remotely. I hired an agent and expected to be guided along the way.
From a distance, I watched details get missed, MLS information mishandled, and the process drift in a way that would never be acceptable for my own clients. It stopped feeling like representation and started feeling like I was supervising every detail I’d already hired a professional to manage.
When I raised my concerns, my listing agent unexpectedly terminated our agreement and cancelled the remaining showings just as momentum was building. The process came to a hard stop, and I was left to figure out the next steps on my own while I wasn’t even in the province—losing time, income, and having the property sit vacant in the meantime.
Because I know this business, I could step in, course-correct, and protect my position. But this experience made something very clear for me: if I felt exposed and underserved, I can only imagine what it feels like for someone who doesn’t live in this world every day.
There are plenty of great professionals in every field—I just didn’t get lucky that time. That’s why you need to know what you’re stepping into before you sign anything: understand what you’re agreeing to, know your rights, and be clear on your responsibilities.

To qualify for a Clarity Call, I confirm that:
1. I am not currently under contract
I confirm that I am not currently under a signed Buyer Representation Agreement or Listing Agreement with any brokerage or REALTOR®.
2. I understand this is not a representation agreement.
I understand that this Clarity Call does not create a client, agency, or representation relationship with Luba Beley or Royal LePage Real Estate Services Ltd., Brokerage. Formal representation only begins if and when we both sign a Buyer Representation Agreement or Listing Agreement.
3. I understand the type of advice offered.
I understand this call is for general real estate guidance about my situation (goals, timing, readiness, options) and the current market. It is not advice about a specific property, offer, or negotiation strategy unless a formal representation agreement is in place.
4. I will receive the RECO Information Guide
I understand that before or during the call, I will receive the RECO Information Guide so I’m clear on my options as a consumer, and what services a REALTOR® can provide.
5. If I am already under contract, I will not book
I understand that if I am already under contract with another REALTOR® or brokerage, Luba Beley cannot legally provide me with advice or strategy and will direct me back to my current representative.
